Dream Builder Custom Properties is a licensed custom home builder and real estate developer based in Ocean City, New Jersey. We build ground up custom homes, develop spec properties, run construction management for outside projects, and take on select new construction related renovations across Atlantic and Cape May County. Every project we take on is owner led, designed for coastal living, and built to hold up on the shore.

If you’ve been through the builder search before, you already know most South Jersey contractors fall into two buckets: volume builders who’ll put up anything on any lot, and handymen who call themselves custom builders because they did a kitchen once. We’re neither. We’re a licensed builder (#055880), BBB accredited with an A+ rating, and Michel Waters personally runs every project from the first site walk to the final walkthrough.

Every service we offer is tied to one thing: building or developing high quality custom homes along the South Jersey shore. We don’t chase every job that comes through the door. We take on the projects we’re genuinely set up to deliver on.

Custom Home Building

Ground up custom homes are the core of what we do. If you have a lot, a concept, or just a rough vision of what you want your home to look like, we handle everything from design and engineering through permits, construction, and final walkthrough. Our in house design team works with you to refine layout, finishes, and exterior style so the finished home matches how you actually want to live, not a stock floor plan adapted to your lot. Most of our custom builds fall in the Ocean City, Margate, Longport, and Avalon corridor, but we build throughout Atlantic and Cape May County.

Real Estate Development

For landowners, investors, and anyone sitting on a lot they want developed, we offer full real estate development services. That covers feasibility reviews, zoning and CAFA analysis, design and budgeting, permits, construction, and closeout. We handle spec home development, build to sell partnerships, and ground up investment projects where you supply the land or the capital and we handle everything else.

Construction Management

If your project already has an architect or designer in place and you just need a licensed builder to run construction, we take on construction management work as a standalone service. You keep your existing team, we run the site, coordinate the subs, manage the schedule, and handle compliance and inspections. This is often the right fit for out of state homeowners building a shore property who already have a relationship with a design firm back home.

New Construction Additions & Remodels

We take on select home renovation work, through our other sister company NJ Dream Builders. Focused on significant additions, second story builds, or structural remodels that require a licensed builder.

Design First

Every home we build has to look and feel intentional. Our in house design team handles layout, finishes, exterior style, and material selection so the finished home doesn’t look like every other new build on the street. Coastal homes can be modern, traditional, or anything in between, but they should never be generic.
